建行(00939.HK)料今年淨息差續跌 近期按揭需求有上升

建設銀行(00939.HK)副行長張敏表示,該行去年淨息差企穩,另外注意到去年12月貸款市場報價利率(LPR)2次下調,一年期的LPR下調15個基點,5年期LPR下調5個基點,綜合考慮新發放貸款、利率下行、存款利率剛性等不利因素、及去年下半年的兩次下調存款準備金率,同時存款利率下跌的效果持續釋放一定程度的有利因素,預料今年淨息差繼續下行,該行會改善資產和負債結構,有信心保持淨息差處於行內合理水平。董事長田國立表示,盈利模式需要為零利率時代做好準備,因此未來產品都需要盡量和金融科技結合,此舉對風險控制和降低成本都有十分大的效益。 2021年底,建行住房租賃貸款餘額1,334.61億元人民幣,按年增60.02%。副行長李運表示,很多地方政府出台了保障性住房租賃政策,該行將強化住房租賃融資服務,今年住房租賃增速快,除積極提供這方面的信貸外,亦會促進住房租賃供給,又指近期按揭需求也有所提升。 去年12月止,不良貸款餘額2,660.71億元,較年初增加53.42億元,不良貸款率1.42%,下降0.14個百分點。首席風險官程遠國表示,商業銀行資產質素與宏觀經濟相關,去年在疫情壓力下,該行加大對不良資產的處置,資產質素及信貸成本保持平穩,局部地區和個別客戶的房地產貸款浮現風險難以避免,但認為個別客戶風險不影響整個行業資產質素,該行房地產不良貸款率低於對工貸款整體不良貸款率,認為房地產行業對整體資產質素影響可控。 副行長紀志宏表示,今年該行會加大對實體經濟支持,保持新增貸款適度增長,增加普惠金融、綠色領域信貸佔比、支持基建項目,保持房地產貸款增量平穩有序,滿足購房者合理信貸需求。
