瑞銀發表本港地產報告,指本港Omicron疫情和旅行限制,導致年初至今13.4萬人離開香港。在基本情境下,該行預期,本港於2022年第四季與內地重新通關,但國際旅客限制措施僧會繼續1年至2年,估計本港甲級寫字樓空置率將由10%升至2025年的接近20%。住宅方面,隨著人口外流,加上政府推出租樓扣稅,相信對樓價造成壓力,料今年樓價跌10%。 本港收租股及開發商目前股價較資產淨值折讓50%及49%,折讓較疫情低谷時(55-56%)收窄,相信商業及住宅樓價長期的下行週期仍未完全反映。最為看好領展(00823.HK),最不看好為新地(00016.HK)、恆地(00012.HK)、太古地產(01972.HK)、希慎(00014.HK)及冠君產業信託(02778.HK)。該行將新地、太古地產及希慎評級由「中性」降至「沽售」。(me/u) ~
