旭輝(00884.HK):回購債券後若有剩餘資金可派特別息 冀2023年毛利率恢復增長
旭輝控股(00884.HK)去年純利76.13億元人民幣,按年跌5.2%;派末期息5.7分,另外董事會建議發行紅股,基準爲公司股東每持有100股現有股份獲發4股紅股。主席林中認爲,今年集團首創「現金+紅股」派息,是因爲需要增強股本、以抵禦行業不確定性,集團認爲公司股價被嚴重低估,相信派紅股會爲股東未來帶來巨大收益,集團希望將資金用於回購債券、降低負債,集團希望未來維持約35%的派息比率,回購債券後若有剩餘資金,可以派特別息。
副總裁兼首席財務官楊欣表示,行業毛利率呈跌勢,部分是因爲行業上一輪擴張進取、限價對行業構成制衡,不過今年年初很多城市的集中供地中,地價爲開發商帶來合理利潤率,而且大部分同業趨於理性、投地時以賺錢而非擴張爲目的,集團希望在2023年毛利率恢復增長。
集團本月與平安銀行(000001.SZ)上海分行訂立戰略合作協議,平安銀行將就集團的地產併購業務授予50億元人民幣融資額度。楊欣表示,接下來會和不同合作銀行簽訂併購額度貸款,因爲這類貸款不計算在「兩集中」和「三道紅線」有息負債額度,因此未來會積極拓展相關貸款。他指,過去半年海外內房債券價格波動非常大,除了企業和行業基本面,不少是被不實信息影響,隨着上個星期六個部委明確管控不實消息,加上不少房企股東和管理層回購,包括集團本身,海內外內房債券價格逐步迴歸理性。
