瑞安房地產(00272.HK)公吿,2021年全年業績,集團收入為人民幣175.55億元,較去年增長282%,主要由於物業銷售大幅增長。連同商業物業組合的強勢復甦,集團轉虧為盈,扭轉2020年因2019冠狀病毒病爆發而錄得的虧損淨額。2021年度的股東應占溢利總額為人民幣16.36億元。董事會已建議派付年度末期股息每股港幣8.4仙(2020年:無)。
此外,董事會已批准一項最高達港幣5億元的股份購回計劃,以提高每股盈利及整體股東回報。連同中期股息每股港幣3.6仙,2021年全年股息為每股港幣12仙(2020年:無)。
2021年度,上海太平橋翠湖五集(第118號地塊)、武漢天地雲廷二期(第B10號地塊)及上海蟠龍天地作出貢獻,帶動2021年度的物業銷售收入大增8.4倍至人民幣136.38億元。
租金及相關收入(包括合營公司及聯營公司)總額為人民幣29.15億元,按年強勁增長29%。截至2021年12月31日,集團的零售及辦公樓的出租率均高於90%。
淨資產負債率進一步降至30%的穩健水平(2020年12月31日:45%)。反映了公司在管理資產負債表方面的謹慎態度。憑藉雄厚的資金實力,使得我們2021年在南京、上海和武漢能夠拓展業務。
