招商蛇口(001979.SZ):正與多家房企接觸洽談併購
招商蛇口(001979.SZ)董事總經理蔣鐵峰在2021年全年業績會上透露,目前在與多家房企接觸洽談併購,如果有進展會披露,公司亦會謹慎推進項目併購。 招商蛇口董事長許永軍坦言,公司2021年利潤和毛利率出現下滑有行業的原因,也有開發業務結構轉變的原因,公司也有資金壓力。從行業角度看,整個行業2021年很難,2022年也不會輕鬆,亦面臨挑戰。 許永軍認為,房地產行業進入新舊模式轉換時期,過去推動內地房地產行業快速發展的四個主要紅利,即人口、城市化、經濟高增長和房地產金融化紅利逐漸消失,老齡化加速及房地產行業發展邏輯發生了根本改變。 許永軍透露,未來住宅仍為公司核心的常規開發業務,並將由開發為主向開發與經營並重轉變,由重資產為主向輕重結合轉變,以及由同質化競爭向差異化發展轉變。 較早前,市傳佳兆業(01638.HK)正與招商蛇口等央國企接洽,涉及引戰及舊改合作開發等方面。(ta/k) ~
