《週末樓市》新盤市場繼續冰封 二手成交稍回升
受累第五波疫情持續嚴峻,本港過去週末(12日及13日)新盤市場繼續冰封,一手成交不足10宗,個別錄得成交項目包括信置(00083.HK)馬鞍山「Silversands」及恆地(00012.HK)啓德「THE HENLEY III」等。 二手方面,中原地產十大屋苑本週末錄得8宗成交,較上週錄5宗升3宗或60%,不過零成交屋苑仍錄6個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,近日本港疫情持續嚴重,影響睇樓活動,不過本港經濟基礎因素不變,剛性需求仍然高企,加上一手盤暫緩推盤,令購買力迴流二手,加上上週中原城市指數有見底回升跡象,帶動部份用家偷步於市場上尋覓筍盤。 據美聯物業分行統計,週末十大藍籌屋苑合共錄得約9宗買賣成交,較上週升約12.5%,連續2周徘徊於個位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,第五波疫情仍有待緩和,預料短期內本港樓價繼續呈下調趨勢,整體交投表現受壓。至於香港置業港、九及新界十大二手指標藍籌屋苑於週末兩日合共錄5宗成交,按周持平。 利嘉閣地產總裁廖偉強表示,本港疫情處於高峯,加上未有全民檢測時間表,市場普遍保持觀望態度,導致週末十大屋苑交投量仍維持單位數。利嘉閣過去週末日十大指標屋苑累錄8宗二手成交個案,較上週末的5宗,增加3宗或60%。
