恆隆:新一波疫情對零售表現有大影響 留意防疫措施下月會否持續
恆隆集團(00010.HK)及恆隆地產(00101.HK)行政總裁盧韋柏在全年業績記者會上表示,集團去年下半年香港物業組合的租賃收入較上半年有1%增長,全年跌勢已大幅收窄,其中餐飲及超市等零售租金水平已見逐步提升,旺角及銅鑼灣等遊客區雖仍要觀望,但最近勢頭亦有穩固現象,期望開關後表現會逐漸回覆。
他指出,香港今個月開始出現的新一波疫情對零售特別是餐飲有大影響,集團旗下餐飲租戶有八成繼續晚上營業,並以外賣爲主,有一成四則選擇不開門。他稱集團會審慎留意疫情造成的影響,尤其時目前的防疫措施在2月4日後會否持續,暫時而言未見百貨及超市租戶業務有受明顯影響。他又稱,集團壽臣山住宅項目正待政府審批,由於審批需時及疫情因素,推出時間可能由2024年底推遲至2025年。
內地方面,盧韋柏提到去年高檔商場業務勢頭非常強勁,今年表現亦持續向好,隨着昆明、大連等地更多新商場開業帶來全年貢獻,對業務前景非常有信心。至於集團的高檔服務式寓所品牌「恆隆府」預期亦將陸續推出市場,武漢「恆隆府」第一幢估計會於今年第二季預售,及於明年落成和入帳。
另外,對於內地有房企陷入財困,市場的買地機會是否增加,集團董事長陳啓宗表示有看法認爲市場不景時反而有最多買地機會,亦可能以較合理價格獲得政府土地,集團會留意不同城市地塊的機會。
