《本地楼市》中原:上季股市波动叠加美减买债致楼市价量齐跌
差饷物业估价署最新公布12月楼价指数392.5,按月跌0.28%,全年楼价指数升3.3%。中原地产亚太区副主席兼住宅部总裁陈永杰表示,去年第四季内地调控引发内房危机,令港股波动,加上美国减少买债,令香港楼市於第四季出现价量齐跌。
陈永杰认为,2022年内地调控力度减轻,人行更两度放水,以维持适当经济增长,香港楼市於近日亦有回暖迹象,不少买家入市,如东涌区成交量已较上月升25%,楼价寻底有望於新春前完成,现时楼市呈量升价跌格局,待成交量回升一段时间,优质盘被市场吸纳,楼价将见底回升。
陈永杰指,近日开售的新盘开价亦因疫情而提供折扣,各大发展商亦已密锣紧鼓准备新春後推盘应市,相信第五波疫情若能及早受控,虎年将迎来价量齐升的小阳春。
