傳內房併購貸款或不計「三條紅線」債務限制 內房股普遍漲2%-8%

傳內房併購貸款或不再計入「三條紅線」債務限制。內房股今天普遍跑贏大市，尤其是優質內房。去年合約銷售額年升2.4%至約3,695億人民幣的中海外(00688.HK)四連漲兼屢探頂，半日漲6.9%高收21.75元，逼近去年3月底所創52周高位21.95元，且爲半日表現最好藍籌，四天股價更暫累升18%，半日成交已超昨天達4,684萬股。同爲藍籌潤地(01109.HK)最高見36.1元(接近上月所創約半年高位36.2元)，半日收35.9元，回升6.4%，半日成交已超昨天達1,279萬股。
萬科(02202.HK)四連升，股價升破百天線(19.8元)，最高見20.2元，半日收20.15元，續升5.6%，半日成交急增至799萬股。綠城中國(03900.HK)四連升，今早最高見14.04元，半日收13.88元，升7.9%，半日成交急增至1,088萬股。金茂(00817.HK)四連升，半日收2.68元，升5.9%，半日成交急增至2,155萬股。中海宏洋(00081.HK)續升5.6%半日收4.36元，股價突破百天線(4.23元)。去年合約銷售額增7%旭輝(00884.HK)升破百天線(4.72元)，半日收5.04元，續升7.5%。
至於合生創展(00754.HK)、藍籌龍湖(00960.HK)和碧桂園(02007.HK)、合景泰富(01813.HK)、據報正洽售境外項目涉30億人民幣的中國奧園(03883.HK)、中國恆大(03333.HK)、時代中國(01233.HK)、融創中國(01918.HK)、龍光(03380.HK)及新城發展(01030.HK)升逾1%-4%，後者最強半日收5.34元，反覆回升4.3%。
然而，世茂集團(00813.HK)子公司上海世茂表示正與中誠信託就6.45億人民幣未償還貸款進行談判。該股曾瀉逾18%低見4.06元創逾13年低，半日收4.62元，僅續跌7%。此外，雅居樂(03383.HK)及佳兆業(01638.HK)也反覆跌2%及1.2%，半日收3.95元及0.8元。
據《財聯社》引述消息人士指，目前內地銀行已告知一些大型優質房企，針對出風險企業項目的承債式收購，相關併購貸款不再計入「三條紅線」相關指標。「三條紅線」即依據槓桿水平高低設置三條紅線：扣除預收款後負債率不得大於70%、淨負債率不得超過100%、現金短債比不得小於一倍。人行將房企分爲「紅-橙-黃-綠」四檔設置信貸增長規模，對應有息負債增速0、5%、10%、15%。
