傳內房併購貸款或不再計入「三條紅線」債務限制。內房股今天普遍跑贏大市,尤其是優質內房。去年合約銷售額年升2.4%至約3,695億人民幣的中海外(00688.HK)四連漲兼屢探頂,半日漲6.9%高收21.75元,逼近去年3月底所創52周高位21.95元,且爲半日表現最好藍籌,四天股價更暫累升18%,半日成交已超昨天達4,684萬股。同爲藍籌潤地(01109.HK)最高見36.1元(接近上月所創約半年高位36.2元),半日收35.9元,回升6.4%,半日成交已超昨天達1,279萬股。 萬科(02202.HK)四連升,股價升破百天線(19.8元),最高見20.2元,半日收20.15元,續升5.6%,半日成交急增至799萬股。綠城中國(03900.HK)四連升,今早最高見14.04元,半日收13.88元,升7.9%,半日成交急增至1,088萬股。金茂(00817.HK)四連升,半日收2.68元,升5.9%,半日成交急增至2,155萬股。中海宏洋(00081.HK)續升5.6%半日收4.36元,股價突破百天線(4.23元)。去年合約銷售額增7%旭輝(00884.HK)升破百天線(4.72元),半日收5.04元,續升7.5%。 至於合生創展(00754.HK)、藍籌龍湖(00960.HK)和碧桂園(02007.HK)、合景泰富(01813.HK)、據報正洽售境外項目涉30億人民幣的中國奧園(03883.HK)、中國恆大(03333.HK)、時代中國(01233.HK)、融創中國(01918.HK)、龍光(03380.HK)及新城發展(01030.HK)升逾1%-4%,後者最強半日收5.34元,反覆回升4.3%。 然而,世茂集團(00813.HK)子公司上海世茂表示正與中誠信託就6.45億人民幣未償還貸款進行談判。該股曾瀉逾18%低見4.06元創逾13年低,半日收4.62元,僅續跌7%。此外,雅居樂(03383.HK)及佳兆業(01638.HK)也反覆跌2%及1.2%,半日收3.95元及0.8元。 據《財聯社》引述消息人士指,目前內地銀行已告知一些大型優質房企,針對出風險企業項目的承債式收購,相關併購貸款不再計入「三條紅線」相關指標。「三條紅線」即依據槓桿水平高低設置三條紅線:扣除預收款後負債率不得大於70%、淨負債率不得超過100%、現金短債比不得小於一倍。人行將房企分爲「紅-橙-黃-綠」四檔設置信貸增長規模,對應有息負債增速0、5%、10%、15%。
