越秀地產(00123.HK)附屬耗資21.24億元競得杭州拱墅區地塊
格隆匯12月22日丨越秀地產(00123.HK)公吿,公司於2021年12月22日透過杭州豐勝房地產開發有限公司(其擁有95%權益的附屬公司),通過公開掛牌方式以人民幣21.24億元成功競得杭州市拱墅區鐵路北站單元GS1104-R21-05地塊。
杭州拱墅地塊佔地面積約43,526平方米,總可建築面積約140,791平方米,其中計容建築面積約100,110平方米。杭州拱墅地塊性質為居住用地。
根據出讓條件,項目公司須於杭州拱墅地塊內配建計容面積約為5,005平方米的住宅樓宇,配建工程成本預計約人民幣2355萬元,公司計劃通過外部融資(包括房地產開發貸款)為有關成本提供資金。建成後,配建工程將無償移交給杭州市政府指定部門。
杭州拱墅地塊位於拱墅區鐵路北板塊,距離在建地鐵4號線皋亭壩站300米。周邊教育、商業及醫療配套完善,有杭州市文瀾第二小學、銀泰城、寶龍廣場、新天地購物中心、太陽城和樹蘭(杭州)醫院。
董事會認為,公司以合理價格收購杭州拱墅地塊,並將增加公司的優質土地儲備,進一步鞏固其於華東區域的戰略地位。
