穆迪:融資環境緊張及監管趨嚴料導致內地房地產價格進一步回落
評級機構穆迪表示,由於內地融資環境緊張,加上監管機構為抑制房價上漲而進行調控,近期各線城市的房地產價格全線回落,預計未來6至12個月全國樓價增速將繼續放緩,全國銷售增速料將保持疲弱。 穆迪預期,在銷售量持續下降的影響下,今年10月份全國合約銷售額按年跌幅進一步升至24.1%,較9月份的16.9%跌幅擴大。以3個月平均移動值計算,穆迪追蹤的29家房地產開發商10月份合約銷售額下降27.8%,對比9月份跌幅為20.5%。 穆迪指出,由於投資者和貸款方繼續規避財務資源調動靈活性較低、財力較弱的開發商,緊張的信貸環境將加大房地產業的再融資風險。相反財務穩健的大型開發商預期在未來6至12個月仍可保持順暢的境內外債券市場再融資渠道。
