遠東發展(00035.HK)公佈中期業績 純利大增206.3%至10.71億港元 中期息4港仙
格隆匯11月26日丨遠東發展(00035.HK)公佈,截至2021年9月30日止六個月,公司收益增加至約港幣31億元。儘管物業發展入賬的收益減少,但大部分業務均已強勁復甦,尤其是酒店及博彩業務。於酒店業務方面,收益按年上升81.2%。透過繼續完善業務模式及側重隔離住客,酒店表現自2020年六月以來持續改善,特別是酒店業務主要貢獻來源香港。
期間公司溢利大幅增加,股東應占溢利淨額及經調整現金溢利(i)分別按年上升206.3%及186.3%至港幣10.71億元及港幣8.36億元,中期股息維持於每股港幣4.0仙。股東應占溢利淨額增加主要由於集團的經常性現金流業務作出更多貢獻、出售Dorsett City London及香港與新加坡物業應占的重估收益,被集團的物業發展業務因銷售確認減少而導致貢獻較低所抵銷。
儘管實施旅遊限制及封城(尤其是澳洲維多利亞),導致泊車位需求下降,但停車場業務及設施管理的貢獻仍上升43.3%。儘管經常封城,但與2021年財年上半年相比,收益回升的趨勢相對理想。隨着疫情持續消退,業務有望逐漸恢復正常。
於2022年財年上半年,博彩業務經常性收入較去年增長8.0%。由於限制減少、重新部署資產及營商環境逐步改善,博彩業務取得強勁復甦。
公司表示,於2022年財年下半年計劃推出的新項目及落成項目之上,多個里程碑項目將於未來數年落成,使集團的全球知名度及盈利能力提高,尤其是英國及澳洲。由於住宅物業發展項目組合進展順利,集團已開始探索英國及澳洲的租建市場,此舉帶來具吸引力的資本提供者合作機遇。於2021年9月30日,累計預售及未入賬合約銷售為港幣141億元,顯示短期至中期的收益流明確。
此外,儘管各地間歇性封閉,但逐漸回覆正常狀況顯示旅遊及酒店業重拾升軌,首先是香港與中國內地有望通關,這將有利公司在香港的酒店業務。全球限制放寬勢必使酒店業整體受惠,從而使公司在世界各地的酒店得益。
