上坤地產(6900.HK):前8月合約銷售超200億元 同比增長24.7%
9月3日,上坤地產(6900.HK)發佈8月銷售數據,公司8月單月實現合約銷售額21.4億元,合同銷售面積約11.2萬平方米,環比7月分別增長63.4%、33.3%;1-8月實現合約銷售額201.7億元,與2020年克而瑞發佈的《2020年1-8月中國房地產企業銷售榜TOP100》中全口徑銷售額161.8億元相比增長約24.7%,在行業銷售數據整體低迷的情況下,實現了較為穩步的增長。
穩步增長之下,上坤地產也於8月進行滬蘇區域的合併,通過精細運營更好地把握投資節奏,提升管理效率。業內人士表示,上坤地產兩大高能級區域的合併,一方面有利於其不斷推進長三角區域深耕,打造長三角超級區域,另一方面通過組織架構的優化整合,有利於降低公司的管理成本,達到降本增效的目的,最終實現精益運營。
近期,公司發佈的2021年中期業績公吿顯示,上半年應占合約銷售、淨利潤、合約負債、土儲等獲得了高質量的提升。2021年上半年,公司應占合約銷售額約105.36億元,較2020年同期增長近3成;淨利潤2.62億元,較2020年同期增長19.3%;合約負債達117.43億元,較2020年末增長46.8%。
土儲方面,2021年上半年,公司新增土儲24幅,新增土儲貨值約313.8億,總面積約307.8萬平方米,其中48.5%位於長三角經濟區。全口徑土儲777.1萬平方米,其中長三角土儲佔比約60%,一二線城市佔比約70%,土儲能級進一步提升,鎖定未來長期增長業績。
