合景泰富集團(01813.HK)上半年核心利潤超33億 權益土儲達1594萬平 中期息每股37分
格隆匯8月27日丨合景泰富集團(01813.HK)公佈中期業績，截至2021年6月30日止6個月，公司按權益合併收入為人民幣222.22億元，較2020年同期增加10.8%；來自持續經營業務的核心利潤為人民幣33.25億元，較2020年同期的核心利潤上升4.6%；按權益合併核心毛利率及核心利潤率分別為32.8%及25.6%；每股基本盈利為人民幣86.6分，中期股息每股人民幣37分。
物業開發方面，截至2021年6月30日止六個月，物業開發收入約人民幣121.89億元，較2020年同期減少2.1%，主要由於已交付總建築面積由2020年上半年100.17萬平方米減少至2021年同期77.10萬平方米。儘管已交付總建築面積減少，截至2021年6月30日止六個月，平均銷售價格由2020年同期每平方米人民幣12,428元增加至每平方米人民幣15,810元，反映城市間的交付組合及產品組合與2020年同期相比有所變化。
截至2021年6月30日止六個月，物業開發的按權益合併收入約人民幣211.85億元，較2020年同期增加8.7%，主要由於按權益合併已確認平均銷售價格由2020年上半年的每平方米人民幣12,949元增加至2021年同期的每平方米人民幣16,800元。已交付按權益合併總建築面積由2020年上半年的1,505,381平方米減少至2021年同期1,261,032平方米。
物業投資方面，截至2021年6月30日止六個月，物業投資收入約人民幣4.45億元，較2020年同期約人民幣3.52億增加26.4%，主要由於出租投資物業增加所致。
酒店營運方面，截至2021年6月30日止六個月，酒店營運收入約人民幣3.40億元，較2020年同期約人民幣1.35億元增加152.2%，主要由於新冠肺炎疫情得到控制而入住率提高所致。
2021上半年，集團權益前預售額合計人民幣562億元，同比增長53%，平均銷售價格約為人民幣19,600元╱平方米，與2020年同期相比增長17%。按預售金額貢獻劃分，目前在售130個項目中，43%來自粵港澳大灣區，31%來自長三角區域；按城市等級劃分，93%來自一二線城市。
2021上半年，集團共推出廣州臻玥、重慶天鑾、成都瑧林、天津珒悦府、鹽城匯悦城等全新項目，其中不乏高端豪宅項目，新項目以優越的區位、高品質的產品和設計取勝，獲得市場廣泛關注。
截至2021年6月30日止，集團旗下共擁有177個項目，分佈於內地及香港共41個城市，擁有土地儲備共計權益建築面積約1,594萬平方米，總建築面積約2,317萬平方米，權益比約為69%。
