大悦城地產(00207.HK)上半年核心淨利勁升421.1%至7.14億元,加速輕資產拓展步伐
格隆匯8月26日丨大悦城地產(00207.HK)公佈中期業績,截至2021年6月30日止6個月,公司總收益為人民幣46.72億元,同比增長32.53%;公司擁有人應占期內溢利為6.13億元,同比增長435.16%,剔除投資物業的税後公允價值變動及匯率變動影響,公司擁有人應占核心淨利潤約為人民幣7.14億元,同比增長421.1%。每股基本及攤薄盈利為人民幣4.0分。
收入增長主要因交付結算面積增加,致使銷售收入同比增長;同時2021年上半年新型冠狀病毒疫情得到有效控制,對零售及酒店市場帶來積極正面影響,各業態收入均實現同比增長。
截至2021年6月30日止六個月,集團投資物業租金及相關服務收入總額約為人民幣19.877億元,佔收入總額約42.5%,較2020年同期人民幣16.308億元增長21.9%。其中大悦城租金收入錄得人民幣13.441億元,較2020年同期人民幣10.430億元增長28.9%。
物業開發收入錄得人民幣2,138.7百萬元,佔收入總額約45.8%,較2020年同期人民幣16.333億元增長30.9%,2021年上半年位於青島、重慶等區域的交付產品規模增加,結算面積為149,719平方米,較2020年同期54,672平方米增長約173.8%。
酒店經營收入錄得人民幣4.327億元,佔收入總額約9.3%,較2020年同期人民幣1.705億元增長153.8%,主要為國內疫情控制情況良好,特別是三亞旅遊市場回暖,對酒店市場帶來正面影響。
管理輸出項目收入總額約為人民幣8650萬元,佔收入總額約1.9%,較2020年同期增長34.1%,上年度新獲取的北京匯京雙子座大廈、無錫江南大悦城順利推進,各專案運營情況良好為集團貢獻了穩定的現金流。
其他服務收入總額約為人民幣2650萬元,佔收入總額約0.6%,較2020年同期增長1.0%。
此外,於2021年6月30日,集團通過維護良好的銀企關係,保持平均融資成本水準在4.07%,較2020年年度平均融資成本4.36%下降0.29個百分點,資金成本維持在業內較低水平。
未來,集團將繼續以實體商業運營升維者的身份,堅持輕重並舉的發展道路,加速輕資產拓展步伐,以責任和擔當助力城市發展,推動城市商業與美好生活迭代升級。
