仲量聯行料中環甲級寫字樓租賃交投將逐步回升

仲量聯行發表報告,相信中環甲級寫字樓租賃市場將會持續改善,租金於未來12個月內可望見底,租賃需求於邁向2023年時將持續增強。

仲量聯行研究部資料顯示,今年上半年中環甲級寫字樓租賃市場見改善,截至6月底,中環甲級寫字樓租賃交投量於第二季錄得按季39.4%及按年69.1%的增長,空置率由4月底錄得的7.5%下降至6月底的7.4%。

該行指,座落本港中環核心商業區中心、樓高36層的The Henderson,是本地最大發展商之一的恆基地產(00012.HK)的重點項目,將成爲中環18年來最新、最大樓面的超甲級寫字樓供應,同時亦將成爲未來本港超甲級寫字樓市場的主要焦點。

仲量聯行租賃業務主管鮑雅歷預期,The Henderson項目落成後將成爲香港的新地標,相信將獲市場認同爲全球頂級商業項目。而今年上半年不少租戶重啓承租寫字樓決定,內地企業又繼續在港擴張,令寫字樓租賃市場轉趨活躍。

展望市場前景,仲量聯行業主代理部主管嚴威程表認爲,沙中線過海段(紅磡至金鐘段)或有望於2022年通車,預期隨着中環交通網絡更完善,以及金融、銀行業繼續在中環擴充,將帶動中環甲級寫字樓租賃市場於未來數年逐步改善。
