格隆匯6月30日丨浙江龍盛(600352.SH)公佈,公司全資子公司上海晟諾置業有限公司與上海市靜安區規劃和自然資源局簽署《上海市國有建設土地使用權出讓合同(經營性用地)》,上海晟諾置業有限公司受讓靜安區天目社區C070102單元08街坊華興新城協議出讓地塊,金額人民幣798,418萬元。

合同項下出讓宗地的房屋土地權屬調查報吿書成果號為202108536621475705,宗地總面積35694.8平方米,其中出讓宗地面積為35694.8平方米。【靜安區天目社區C070102單元08街坊華興新城協議出讓地塊,1#塊:出讓面積為9502.2平方米,2#地塊:出讓面積為7352.3平方米,3#地塊:出讓面積為11941.6平方米,4#地塊:出讓面積為6898.7平方米】。

該合同項下的出讓宗地坐落於靜安區北站街道:四至範圍東至:浙江北路,南至:海寧路,西至:規劃完全中學、商辦、住宅地塊,北至:天目東路。

合同項下出讓宗地的用途為1#地塊:普通商品房,2#地塊:文體用,醫療衞生用地,3#地塊:普通商品房,4#地塊:辦公樓,商業用地。

出讓人同意在付清全部國有建設用地使用權出讓價款之日起15個工作日內將出讓宗地交付給受讓人,出讓人同意在交付土地時該出讓宗地應達到其他。

該合同項下的國有建設用地使用權出讓年限為1#:普通商品房70,2#:文體用地50,醫療衞生用地50,3#:普通商品房70,4#:商業用40,辦公樓50年,按交付土地之日(即交地確認書籤訂之日)起算;原劃撥(承租)國有建設用地使用權補辦出讓手續的,出讓年限自合同簽訂之日起算。

在此次簽訂的上海市國有建設土地使用權出讓合同(經營性用地)基礎上,再加上已政府簽署的土地出讓合同的開發量,華興新城項目總計可開發建築面積約為38萬平方米,與2016年簽訂《合作協議》約定的建築面積基本一致。2021629日,上海晟諾置業有限公司收到上海市靜安區政府支付的公共施用地徵地成本50%376,091.93萬元,剩餘款項預計將在近期收到,待上海晟諾置業有限公司收到上述剩餘款項後,公司將及時披露。截止目前公司華興新城項目的土地成本投入累計金額為154.09元(含資本化利息),鑑於上海市靜安區政府需支付給上海晟諾置業有限公司的公共設施用地徵地成本總額,與此次土地出讓金之間的差額為46,234.14萬元,加上契税以及公司尚未支付的土地徵收成本合計約7.5億元等,公司後續尚需支出的金額12.12億元將通過自籌解決。綜上所述,華興新城項目土地成本不會超過2021年第一次臨時股東大會審議通過的土地成本金額
