《周末樓市》「柏傲莊III」收逾萬票今年最多 「逸南」首輪即日沽清
周末本港新盤市場繼續熾熱,新世界(00017.HK)與港鐵(00066.HK)合作發展的大圍站上蓋住宅項目「柏傲莊III」剛過去周六(29日)開放示範單位及開始收票,市場消息指截至昨晚(30日)七時已收到逾1萬認購登記,成今年新盤票王,以首張價單182伙計算,超額近54倍。發展商料本周初將加推第二張價單,最快本周六(6月5日)展開首輪銷售,傾向推售約300伙。
另外,恆地(00012.hk)鴨(月利)洲新盤「逸南」昨日(30日)首輪開售45伙,即日全數沽清,套現2.5億元。恆基物業代理營業(二)部總經理韓家輝對銷情滿意,指會因應市場反應料短期內加推應市。而項目客源以本地投資客為主,用家及投資者各佔五成。
二手方面,中原地產十大屋苑本周末錄得21宗成交,與上周一樣,已連續15個周末穩企雙位數成交,交投持續活躍。中原地產亞太區副主席兼住宅部總裁陳永傑表示,大圍新盤開價後即成市場焦點,鎖起新界區大批二手客源,加上其他市區一手貨尾熱銷,一手市旺,幸二手屋苑交投氣氛不減,本周末維持高位21宗成交。
美聯物業分行統計,在剛過去的周末(5月29日至30日)10大藍籌屋苑合共錄得約23宗買賣成交,較上周末約21宗增加約9.5%,連續三個周末企穩逾20宗成交,並連續第15個周末保持雙位數水平。至於按15大屋苑計算,則錄得約25宗買賣成交,按周微跌1宗。
另外,綜合利嘉閣地產分行網絡數據,在過去的周末日十大指標屋苑累錄19宗二手成交個案,較上周末(5月22至5月23日)的24宗減少5宗或21%,連跌兩周並跌穿二十宗,為近三周以來最少。至於香港置業周末二手成交共錄12宗,按周回落25%,但仍連續四周錄得雙位數。
