新界古洞首幅住宅地落標金額介乎40.7億至82.1億元

地政總署公布新界古洞第25區粉嶺上水市地段第279號住宅地落標金額,該地於4月27日以86.14億元批予新鴻基地產(00016.HK)旗下公司,每呎樓面地價約7,184元,較市場估值上限高約44%。

地皮落標金額由高至低分別為82.1億元、78.88億元、73.68億元、72.28億元、56.62億元、53.72億元、51.6億元、42.99億元及40.73億元。

項目於4月23日截標,共獲10份標書,入標發展商包括鷹君(00041.HK)、九建(00034.HK)、長實(01113.HK),分別表示獨資入標的恆地(00012.HK)、新地(00016.HK)、華置(00127.HK)及華懋,而佳兆業(01638.HK)與萬科合作競投。另外,嘉里(00683.HK)、信置(00083.HK)、新世界(00017.HK)及嘉華(00173.HK)合資入標,遠東(00035.HK)則夥拍會德豐地產競投。

地皮位於古洞第25區,鄰近規劃中的北環線古洞站,地盤面積約19.9萬平方呎,可建樓面最高約119.9萬平方呎,私人住宅部分預計可供應約1,330個單位。市場估值介乎48億至60億元,每呎樓面地價最高5,000元。
