《周末樓市》新盤成交達85宗 二手續錄雙位數

過去周末(5月22日及23日)本港一、二手成交繼續熾熱,其中新盤兩日成交達85宗,包括路勁地產與港鐵(00066.HK)合作的黃竹坑站「晉環」第四輪銷售單日售出24伙,套現逾5.9億元。另新地(00016.HK)旗下屯門「御海灣II」周末亦售出18伙,有單位成交呎價創項目標準分層單位新高,達22,922元;該項目最新累售192伙,平均成交呎價19,609元,套現逾14億元。

另外,恆地(00012.HK)鴨(月利)洲「逸南」公布首張價單後周末向公眾開放示範單位,市場消息指項目已收近130張票,以首張價單50伙計超購逾1.5倍。至於同系啟德「THE HENLEY I」第二輪銷售共錄得3,283票登記,超購逾33倍。

二手方面,美聯周末10大藍籌屋苑合共錄得約21宗買賣成交,雖然按周下跌約19.2%,但仍然連續14個周末維持雙位數,並連續兩周處於20宗以上的活躍水平。至於按15大屋苑計算,則錄得約26宗買賣成交,按周跌約21.2%。香港置業旗下分行港、九及新界十大二手指標藍籌屋苑周末兩日合共最少錄16宗成交,與上周末的15宗成交比較,按周增7%,兼創7周新高。

而中原地產十大屋苑本周末錄得21宗成交,較對上周末28宗成交跌25%,已連續14個周末穩企雙位數成交,交投屬活躍。利嘉閣過去周末十大指標屋苑則累錄24宗二手成交個案,較上周末的28宗減少4宗或14%,為近六周以來次高。
