越秀地產(00123.HK)競得廣州白雲地塊及廣州南沙地塊 增加優質土地儲備
格隆匯 4 月 27日丨越秀地產(00123.HK)公吿,於2021年4月27日,廣州越秀華城房地產開發有限公司(公司擁有約95.48%權益的附屬公司)及聯合體,各自通過公開掛牌方式以人民幣18.62億元成功競得廣州白雲地塊及以人民幣8.61億元成功競得廣州南沙地塊。
廣州白雲地塊佔地面積約189,000平方米,總可建築面積約1,040,000平方米,其中計容建築面積約623,000平方米。廣州白雲地塊性質為商住用地。根據"住宅+配建"模式,項目公司需配建商辦配套設施,與廣州白雲地塊分開。
配建工程成預計約人民幣68.57億元,公司計劃通過外部融資(包括房地產開發貸款)為有關成提供資金。建成後,配建工程將無償移交給廣州市政府指定部門。
廣州南沙地塊佔地面積約32,000平方米,總可建築面積約209,000平方米,其中計容建築面積約143,000平方米。廣州南沙地塊性質為居住用地。項目公司在廣州南沙地塊興建的居住房屋均擬作出售用途。根據"住宅+配建"模式,項目公司需配建商辦配套設施,與廣州南沙地塊分開。配建工程成預計約人民幣19億元,公司計劃通過外部融資(包括房地產開發貸款)為有關成提供資金。
建成後,配建工程將無償移交給廣州市政府指定部門。廣州南沙地塊位於廣州市南沙區明珠灣板塊橫瀝島,屬於南沙新區未來的金融商務中心,將建成服務珠三角、面向世界的珠江口灣區中央商務區。地塊距離18號線(在建)及15號線(規劃)橫瀝站700米,30分鐘可達天河珠江新城,軌道交通便捷。地塊南側為橫瀝水道,有較好江景資源。周邊有中山大學第一附屬醫院,東側有國際金融論壇(IFF)永久會址等配套。
董事會認為,公司將以合理價格收購廣州白雲地塊及廣州南沙地塊,並將增加公司的優質土地儲備,進一步鞏固其於廣州的戰略地位。
