《周末樓市》一手成交逾50宗新盤緊接登場 二手成交續錄雙位數
剛過去周末(4月17日及18日)本港新盤成交以貨尾為主,兩日一手市場成交增至逾50宗。多個新盤緊接登場,其中新地(00016.HK)屯門御海灣二期已獲入伙紙,過去兩日收票約800張;項目最新加推42伙,實用面積由299至448平方呎,折實售價由567.8萬至855.81萬元,折實平均呎價18,730元。
另外,路勁(01098.HK)與平安(02318.HK)合作的港鐵(00066.HK)黃竹坑站港島南岸第一期「晉環」日前已上載樓書,今日(19日)向傳媒開放示範單位,項目提供800伙,單位實用289至2,084平方呎。至於恆地(00012.HK)兩新盤啟德「THE HENLEY I」及鴨(月利)洲「逸南」亦料將於日內上載樓書及開價。
二手方面,中原地產十大屋苑在過去周末兩日錄得15宗成交,雖較之前周末19宗回落21%,但仍連續9個星期處於雙位數水平。美聯剛過去周末10大藍籌屋苑則錄得18宗買賣成交,較之前周末跌約10%,連跌兩周,但仍然連續9個周末站穩雙位數水平。
利嘉閣地產方面,過去周末十大指標屋苑累錄17宗二手買賣個案,較之前周末的25宗下挫32%。此外據香港置業旗下分行統計,港、九及新界10大二手指標藍籌屋苑於周末兩日合共錄10宗成交,按周減少約29%,但仍保持連續9周雙位數水平。
