《周末楼市》一手成交跌至约30宗 二手交投亦放慢
过去周末本港一手楼市交投回落,两日合共录约30宗成交,为近两个月低位。富豪(00078.HK)西营盘新盘「尚珑」周六(10日)推售30伙,单日沽出仅4伙。而五大发展商合作的西南九龙「维港汇III」周日(11日)推售次轮86伙,截至晚上9时未有成交消息。
周末成交以货尾为主,其中恒大(03333.HK)屯门扫管笏「恒大-珺珑湾II」售出约7伙,同区青山湾香港小轮(00050.HK)及帝国集团「帝御-星涛」则售出3伙。
二手方面,中原地产十大屋苑本周末录得19宗成交,较上周回落24%,但成交数字已连续8星期企稳双位数水平。中原地产亚太区副主席兼住宅部总裁陈永杰表示,上周末是复活节假期,交投较多属正常现象,本周末为长假後周末,十大屋苑录得19宗交投已属正常偏高水平。大牛市下,二手大部份业主叫价尚算克制,少部份业主反价,买家普遍愿意追价1至2%,反价多於3%即令准买家犹疑,令二手交投略为放慢。
另外,据美联物业分行统计,刚过去的周末10大蓝筹屋苑合共录得约20宗买卖成交,较上周末跌约31%,但仍连续8个周末录得双位数水平。按15大屋苑计算,则录得约30宗买卖成交,较上周末约35宗升跌约14.3%。
至於利嘉阁地产分行网络,在过去的周末日十大指标屋苑累录25宗二手买卖个案,与上周末的25宗持平,并已连续8个周末录得双位数成交,并绝大部分处於二十宗以上。香港置业旗下分行截至昨日下午3时统计,港、九及新界十大二手指标蓝筹屋苑於本周末两日合共录14宗成交,与上周末的25宗成交比较,虽然按周减少44%,但仍保持连续8周双位数的活跃水平。(ek/k)
