第一太平戴维斯:首季甲厦租金按季续跌3.5% 中环空置率升至十五年高
第一太平戴维斯发表报告指,本港商厦租金跌幅在首季普遍放缓,但企业持续缩减规模,而明後两年亦有可能出现供应过剩,令租金走势受压。整体甲厦租金今年首季按季续跌3.5%,跌幅小於去年末季的5.1%,属连续七个季度下跌。港岛区租金首季跌4%,九龙区租金则相对靠稳,按季跌2.8%。
报告称,首季本港写字楼整体空置率自去年底的8.3%微升至8.9%,其中港岛区空置率由6.8%升至7.4%;中环空置率在季内从7.3%微升至7.6%,创十五年新高。九龙区空置率由10.3%升至10.8%;九龙东(13.8%)则仍属九龙空置率最高的地区。
该行称,更多跨国银行实施在家工作政策,加上营商前景黯淡,主要外资银行在过去十二个月缩减的租赁空间超过35万方尺;内地企业在本港写字楼市场保持活跃,承租核心地区商厦。
第一太平戴维斯称,现时空置楼面已超过530万平方尺,预料空置率很大机会升穿10%,除非写字楼需求大幅反弹,但目前而言这个情况不大可能出现,按此推算,明年租金将会持续走弱。
