第一太平戴維斯:首季一線舖租按季續跌4.9% 呈初步復甦跡象
第一太平戴維斯發表報告指,儘管受到第四波疫情的影響,加上缺乏外地遊客,今年首兩個月香港零售銷貨額按年升幅仍達2.7%。一線街舖租金及主要商場的租金下跌幅度均有所放緩。繼在2020年全年下跌23.4%後,一線商舖租金在2021年首季按季再跌4.9%,目前街舖租金水平已較2013/14年高峰累跌76%;主要商場的基本租金在首季亦按季跌4.8%,較高峰值累跌46%。
報告稱,隨著消費者信心及營商氣氛逐步改善,商舖租賃市場在首季呈初步復甦跡象。本地零售商正把握租金低企的機會進行擴充,加上近月亦有多個國際娛樂營運商/概念品牌登陸香港市場,令一線零售區的部分空置或棄租空間在近月陸續獲承租。
該行稱,疫苗接種計劃推出、社交距離限制放寬及邊境重開,將有助旅遊業及零售市場在短期內復甦。
