内房股普遍续涨逾2%-7% 润地及绿城中国升幅最大 惟龙湖三连跌
虽然内地多地严控信贷资金违规流入楼市,但上海今年调控以来首次以集中供应方式推出房源,显示市场平稳推开。内房股继上周五逆升後,今天普遍继续向好,去年多赚37%末期股息年增34%至1.65元人民币获花旗升价至51元的融创中国(01918.HK)承上周五回升逾7%重越20天及10天线势,今早进一步升破牛熊线(32.5元),最高见34.15元,现造33.6元,续升3.7%。
蓝筹润地(01109.HK)重越10天线(36.65元),最高见37.8元,现造37.6元,续升4.7%。合景泰富(01813.HK)五连升,股价高见12.58元,现造12.5元,升4.2%。世茂(00813.HK)续弹3.2%报24.35元。万科(02202.HK)四连升,今早股价重越10天及20天线,报32.05元,续弹2.6%。宝龙地产(01238.HK)承上周五续升逾6.5%势,今早升3%高见7.27元,暂受制上周所创纪录高位7.49元。新城发展(01030.HK)续升3%报9.41元,股价四连升。绿城中国(03900.HK)追落後,股价一举重越10天、20天及50天线(11.9元),最高见11.46元,现造11.38元,续升7.6%。
不过,今天正式成为恒指新贵的龙湖(00960.HK)三连吐,今早股价高开报49.8元欠承接,掉头低见47.8元,现造48.1元,倒跌2.1%。佳兆业(01638.HK)反弹受制10天线,今早股价回落1.9%报4.05元。
据内媒上周尾报道,上海近期将上市一批新建商品住房,这是自「沪十条」「沪七条」等调控政策落地以来,上海首次以集中批量供应的方式推出房源,并已完成价格备案,即将「领证」上市销售。另外,除上海地区外,杭州、海南、广州等楼市热点地区也明确严控消费贷款、经营性贷款违规流入房地产市场。《中国证券报》引述多位市场观察人士指出,如果违规将消费贷、经营贷用於楼市交易,银行有权要求提前归还。提前「抽贷」对投资客来说是有震慑作用的;其中杭州在发文後,不少投资客开始观望,业主短时间内不愿意降价,二手楼盘成交出现较为明显下滑。
