《大行报告》汇丰研究上调新地(00016.HK)目标价至135.9元 评级「买入」
汇丰研究发表研究报告指出,新地(00016.HK)2021财年上半年业绩表现强劲,核心盈利按年增长30%至175亿元,主要是受惠於期内在香港完成更多项目。该行认为,其业绩表现理应令投资者确信新地能在疫情的影响下,继续实现增长,并减轻对其股息不确定性的忧虑。公司宣布中期每股股息维持在1.25元不变。
新地整体租金收入已回复至正增长,主要是受惠於中国内地物业组合的强劲增长。2021财年上半年的净租金收入按半年增长6.7%至95亿元,扭转2020财年下半年的8%跌幅。
该行相信,新地在香港房屋市场上处於强势地位,由於其拥有庞大而多元化的土地储备,理应可以受惠於楼市复苏及迎来良好的盈利复苏势头。维持「买入」投资评级。目标价由原来的129元上调至135.9元。另外,将其2021至2023财年盈利预测上调1至2%,以反映其投资物业组合的租金增加预测。
