《藍籌業績》恆隆地產(00101.HK)去年基本純利跌6.1%至42億元 末期息59仙
恆隆地產(00101.HK)公布截至去年12月底止全年業績,收入89.73億元,按年升1.4%。營業溢利64.81億元,按年微跌0.09%。計及 67.72 億元的股東應佔物業之淨重估虧損後,盈轉虧蝕25.71億元,上年同期賺61.72億元;每股虧損0.57元。基本純利下跌6.1%至42.01億元,每股基本盈利相應減少至0.93元。派末期息0.59元,上年同期派0.59元。全年股息為每股0.76元。
期內,物業租賃業務收入錄得 4%的升幅至89.11億元。內地租賃物業以人民幣計值的收入按年錄得17%增長,按港幣計值則上升16%,而香港物業租賃組合的租金收入下跌 9%。
物業銷售收入則下跌 79%至港幣 6,200 萬元。計及於2021年推出的項目的前期銷售費用,物業銷售的營業溢利為4,400萬元,而相應的邊際利潤率為 71%。浪澄灣最後一個複式住宅單位已於去年售出。於去年12月,合共出售了44個位於碧海藍天及浪澄灣持作為投資物業的停車位,該等交易將於今年上半年完成。
公司預期,內地物業租賃組合預期將於2021年維持收入增長。
香港租賃業務方面,市場仍將面臨重重挑戰。經濟復甦將取決於疫情是否受控,從而令出行限制可獲放寬,仍將會優化租戶組合,以吸引本地顧客消費。
物業銷售方面將會視乎市場情況,繼續尋找機會出售於香港已落成的住宅物業及部分非核心物業,兩個重建項目的建築工程正如期進行。位於內地武漢、無錫、昆明及瀋陽的寓所建築工程將會繼續按計劃進行。該等寓所將於2021年下半年開始預售,而最先進行預售的是武漢恆隆廣場的寓所。(jc/U)~
