仲量联行:中环甲厦空置率2004年来首次升穿7%
仲量联行最新《香港地产市场观察》报告,指出中环甲级写字楼空置率於去年12月升至7.3%,为2004年以来首次升穿7%。由於有不少写字楼可招租及顶租楼面将於未来数月重投租赁市场,预料写字楼空置率将继续上升。去年底租赁交投淡静,上月仅录得数宗成交。
去年12月整体甲级写字楼市场录得17.56平万方尺负吸纳量,例如连卡佛退租黄竹坑One Island South约建筑面积19,400平方尺楼面,而富通保险退租九龙湾富通中心一层约16,500平方尺。此外,DHL承租观塘国际贸易中心90,900平方尺楼面,将迁出九龙湾并缩减办公楼面。
仲量联行香港商业部主管鲍雅历表示,上月香港各主要商业区租金持续下跌,整体租金按月下跌1.1%。当中尖沙咀录得最大租金跌幅,按月下跌1.7%,其他非核心商业区租金相对抗跌能力较高。
商铺市场方面,仲量联行大中华研究部主管黄志辉表示,监於核心街铺租金已回落至2003年水平,有高档零售商开始重投核心消费区及开新店。部分空置的铺位也由针对本地消费客群的零售商租用,有助纾缓核心街铺的空置压力。
