格隆匯 1 月 15日丨光明地產(600708.SH)公佈,公司2020年12月新增房地產項目2個,情況如下:
公司控股子公司雲南光明紫博置業有限公司通過掛牌方式(政府平台招拍掛出讓)取得了雲南省昆明市KCC011-63-A1地塊。該項目位於昆明市呈貢區雨花片區中部,四至範圍為東至萬青路、西至興園路、南至萬峯路、北至雲南白藥街。項目出讓面積為104119.51平方米。容積率為大於1且小於等於3.7。計容建築面積為385242.187平方米。土地用途為城鎮住宅、零售商業、批發市場、餐飲、旅館、商務金融用地(地塊兼容比例為居住70%、商業30%),土地使用年限為城鎮住宅70年,零售商業、批發市場、餐飲、旅館、商務金融40年。土地成交總價為人民幣2.73億元。公司目前擁有該項目51%權益。
公司全資子公司農工商房地產(集團)有限公司以5955.06萬元人民幣協議收購桐廬飄鷹置業有限公司(下稱“桐廬飄鷹置業”)100%股權且承擔相應債權(即人民幣5.7億元),此次收購總金額為人民幣6.29億元。經評估、審計,桐廬飄鷹置業主要核心業務為房地產開發,主要為“飄鷹富春江花苑”房地產項目,項目位於桐廬縣經濟開發區柴埠片區地塊,項目建設用地面積64928.00平方米,地上總建築面積162309.75平方米。項目分兩期建造,一共建造住宅12幢,以及部分商業用房。其中,一期住宅898套(含政府回購項目住宅560套),商業131套,不可售物業類用房13套;二期住宅524套,商業20套,不可售物業類用房3套;另有規劃地下車位863個。截至2020年4月30日,項目已全部竣工。除此之外,桐廬飄鷹置業在桐廬或其他區域暫時沒有房地產開發項目。根據評估結果顯示,桐廬飄鷹置業股東全部權益(淨資產價值)為-6378.05萬元,評估值5955.06萬元,評估增值1.23億元,增值率193.37%。評估增值的主要原因是存貨-產成品增值,因為企業對存貨-產成品採用成本核算,賬面價值未包括相應的房地產開發利潤,而評估值測算得到的是該項資產的市場價值,市場價值中包含了該項資產的市場利潤;且房地產市場價值增長,導致評估增值。
