《周末楼市》过去周末录53宗新盘成交 二手交投回暖
市场正等候发展商推售新盘,一手新盘在过去周末共录得约53宗成交,较前一周的56宗略为减少。当中,中国恒大(03333.HK)的屯门项目「恒大-珺珑湾」录得13宗成交;帝国集团及香港小轮(00050.HK)合作发展的「帝御-星涛」则售出9伙。
由万科香港发展的屯门项目「Le Pont上源」昨日录得今年首宗成交,成交单位为6A座20楼B室,属Sky Le Pont特色四房连天台单位,单位实用面积1,491平方尺,连1,194尺天台,成交价为3,300万元,尺价为22,133元,创项目开售以来售价及尺价新高。
另外,会德丰地产旗下的启德新盘「MONACO」在上周五(8日)公布首张价单後,在昨天(10日)加推80伙,折实平均尺价23,710元,较首张价单提价4.59%。发展商指,截至昨晚8时,MONACO暂录近1,300份意向登记,较首两张价单160伙超额逾7倍。
在二手市场方面,中原十大屋苑周末录得24宗成交,较上周末20宗增加4宗或20%;美联十大蓝筹屋苑合共录得约27宗买卖成交,较前周末高位22宗续升22.7%;利嘉阁十大指标屋苑累计录得24宗二手买卖个案,较前一个周末的13宗,按周反弹11宗或约85%;香港置业港、九及新界十大二手指标蓝筹屋苑於周末两日合共录14宗成交,与上周末12宗成交比较,按周增加17%。
