内地建立银行业房贷集中管理制度 内房及内银逆跌
恒指於今年首个交易日低开回吐至27,079获承接,在港交所(00388.HK)、友邦(01299.HK)、创科(00669.HK)、蒙牛(02319.HK)、小米(01810.HK)及舜宇(02382.HK)齐创纪录高推动,掉头高见27,484逾十个月高,现造27,428,续升197点或0.7%,成交额1,316亿元。
不过,内地建立银行业房贷款集中度管理制度,内房及内银於今年首个交易日随A股逆市下跌。
融创中国(01918.HK)股价一举跌破10天和20天线(27.5元及27.74元)及52周低(26.6元),最低见26.45元,现造26.65元,回吐7%,成交急增至2,957万股。旭辉(00884.HK)急7.5%报6.08,股价一举失守50天、百天线、20天及10天线(6.13-6.23元)。
中国恒大(03333.HK)也回吐6%,报14元。新城发展(01030.HK)吐5.4%报6.1元。蓝筹碧桂园(02007.HK)扭转连日升势,股价回吐4.7%,报10.22元,正考验10天及牛熊线(10.1元)支持力。绿城中国(03900.HK)回吐5.1%报10.76元。中国奥园(03883.HK)吐4.8%报7.18元,股价失守10及天20天线(7.38元)。中海宏洋(00081.HK)及龙光地产(03380.HK)吐逾4.5%-6%,分别报3.97元及11.92元,前者股价失守10天;後者失守50天线(12.3元)。
金茂(00817.HK)、润地(01109.HK)、中海外(00688.HK)、龙湖(00960.HK)、美的置业(03990.HK)、禹洲地产(01628.HK)、富力(02777.HK)、宝龙地产(01238.HK)、雅居乐(03383.HK)、万科(02202.HK)及佳兆业(01638.HK)吐逾2.5%-3%。
野村认为,内地银行业房贷设立集中管理制度对四大行影响有限。四大国有行今天跌逾1%-3%,工行(01398.HK)沽压较大,股价低见4.83元,现造4.86元,回吐3.4%;建行(00939.HK)继假前倒跌後,今天曾一举失守10天、20天及50天线(5.75-5.84元),最低见5.71元,现造5.76元,续吐2.2%。
人行及中银保监联合发布有关《建立银行业金融机构房地产贷款集中度管理制度通知》明确指出,房地产贷款集中度管理制度机构覆盖范围、管理要求及调整机制。综合考虑银行业金融机构资产规模、机构类型等因素,分档设置房地产贷款余额占比和个人住房贷款余额占比两个上限,对超过上限机构设置过渡期,并建立区域差别化调节机制。
