中原张竞达料黄竹坑站5期地价达101.8亿元
港铁(00066.HK)黄竹坑站5期今日(29日)起招标,将於1月26日截标。据悉,项目补地价约64.37亿元,项目住宅楼面面积上限近63.62万平方尺,提供不多於1,050伙单位。
中原测量师行执行董事张竞达表示,黄竹坑站5期补地价较第4期低约4.4%,受第四波疫情影响,近期市况向下,补地价金额跟随市况调整。他续指,政府推地步伐放慢,铁路沿线的优质地段更为罕有。项目邻近黄竹坑地铁站,坐享南港岛线之便,具有优势。项目的周边为住宅物业、政府及社区设施,邻近配套齐全。近日疫情持续,但未有影响发展商持续买地投资的决心,早前合共收到37份意向书,料项目落成後以中型单位为主,连同补地价每尺楼面地价约1.6万元,地价约101.8亿元。
