过去周末录337伙新盘成交 11月成交逾2,600伙创近20个月新高

综合市场消息,过去周末共录得337伙新盘成交,按周下跌约19%。截至昨日(29日)止的11月份成交逾2,600伙,按月增加约76%,创近20个月新高。当中,五矿地产(00230.HK)旗下的油塘新盘「蔚蓝东岸」周末两天总数成交单位总数为256伙,当中包括1伙招标单位,折实套现金额约22亿元。

恒基地产(00012.HK)发展的尖沙咀新盘「本木」首轮销售截至周六(28日)下午7时已售出99%,共67伙,套现6.7亿。日前加推3号价单,涉36伙,全数为标准单位,户型涵盖开放式至3房,折实平均尺价25,727元,较上一张价单调高约4.4%。恒基物业代理有限公司营业(二)部总经理韩家辉说,个别单位售价轻微上调1至2%,主要反映单位楼层及坐向。

至於新世界(00017.HK)及港铁(00066.HK)合作发展的大围站上盖项目「柏傲庄II」推出至今累售1,349伙单位,占项目逾95%,套现逾154亿元,项目可售单位尚余38伙,包括16伙开放式户及22伙一房户。

在二手市场方面,中原地产十大屋苑周末录得15宗成交,较上周末增加66.7%;美联十大蓝筹屋苑合共录得约15宗买卖成交,较上周上升约15.4%;利嘉阁十大指标屋苑累录9宗二手买卖个案,按周回落约18%;香港置业港、九及新界十大二手指标蓝筹屋苑共录得6宗成交,与上周末持平。
