暗盤前瞻 | 金科服務、上坤地產:綠鞋子彈充足,可關注暗盤交易性機會
uSMART盈立智投11月16日消息,金科服務、上坤地產今日公佈中籤結果並將於16:15進行暗盤交易。
金科服務
受到高估值發行以及物業板塊調整的雙重打擊,近期的物業股打新不再是香餑餑。從累計表現來看,近期上市的4隻物業股都已經破發,而且分化比較明顯,第一服務跌超40%,合景悠活跌超30%,而卓越商企跌4.5%,世茂服務跌3.7%,可以看到大型物業股抗跌能力比中小型物業要強很多,這也是物業股一直以來的投資邏輯,買大不買小。
從綜合實力來看,金科服務強於世茂和卓越,在2020年中國物業服務百強企業中排名第10,屬於第一梯隊的龍頭物管公司。金科服務以中間價定價,上市市值約283億,排在物管股中第五位,低於世茂服務(376億)、保利物業(306億)。PE(TTM)約48倍,低於目前的物業龍頭。根據投行預測,金科服務2020/2021年PE分別約40/24倍。
金科服務過去3年收入和利潤年複合增長率49.15%、81.5%,高速增長的背後不僅有母公司金科集團的強大支撐,也離不開自身強勁的外拓能力。
從分配結果來看,金科服務回撥後,公開發售股份佔比僅13.5%,低於超額分配的15%股份,意味着綠鞋可以起到一定的兜底作用,可參考世茂服務暗盤及首日走勢,股價預計不會出現大漲大跌行情。
上坤地產
專注於長三角經濟區的地產開發商,地產股在打新族眼裏一直是沒有什麼市場的,一般暗盤和首日的股價也比較穩定。如近期上市的金輝控股,首日股價波動浮動爲-2.8%-1.9%。上坤地產公開認購不足,公開發售股份佔比只有8.9%,而超額分配的股數佔15%,穩價人是“老實人”農銀國際,擅長“綠鞋套利”的投資者可以關注暗盤走勢,或許會出現交易性機會。
