《藍籌業績》領展(00823.HK)中期可分派總額降1.5% 每基金單位中期分派增0.1%至141.65仙
領展房產基金(00823.HK)公布截至今年9月底止中期業績,經調整並計入一筆1.44億元的酌情分派後,可分派總額達29.21億元,較去年同期略降1.52%。每基金單位中期分派增長0.1%至141.65仙。
期內,收益及物業收入淨額分別按年下跌1.9%及0.8%,至52.33億元及40.37億元。投資物業組合之估值為1,951.12億元,較3月底略提升0.98%;每基金單位資產淨值則減少3.9%至74.6元。
在香港物業組合方面,總收益按年減少3.2%。於9月底,零售物業組合的租用率維持於96.1%水平,整體物業組合期內的續租租金調整率為-2.6%。鑒於物業管理費用豁免及租金減免等財務影響,零售收益總額按年減少5.5%。至於停車場收益總額則錄得按年下跌5.7%,而每個泊車位每月收入則按年下跌6.3%至2,745元。停車場總估值及每個泊車位平均估值均下跌3.6%至305.88億元及約54.1萬元。
中國內地物業組合方面,收益總額為6.61億元及物業收入淨額為5.06億元,分別按年下跌9.7%及12.5%。平均續租租金調整率維持正數,為8.1%,但於9月底四項中國內地零售物業的平均租用率下跌至94.7%。
