大和:重申對太古地產(1972.HK)買入評級 目標價40.1港元
大和發表研究報告指,太古地產(1972.HK)加大對資本配置的重視,相信公司拆售車位計劃將可加強其盈利前景及住宅業物業務的發展潛力,重申對其買入評級,目標價為40.1港元(單位下同)。
大和指,太古城約有1.27萬個住宅單位,為該屋苑總車位數量的3.3倍,而目前該屋苑車位售價逾1200萬元,但估計大部份車位買家都是在早前購買,料其成本或低於200萬元。另外,現時港島東已轉變成香港最大及最重要的商業樞紐,故加快太古地產出售車位計劃。該行假設,太古地產每車位出售價為300萬元,料可帶來逾100億元收益及超過80億元的盈利。
該行又指,太古地產正考慮出售太古城中心一座,亦反映出公司對資產配置愈益重視,而公司近年來持續重建其住宅土儲,相信車位出售資金所得將有利公司重建住宅業物銷售。
