华坊谘询:市场对大埔滘住宅地反应冷淡 料售约5至6亿元

大埔公路大埔滘段的住宅地 (大埔市地段241号)今日(23日)截标。华坊谘询评估资深董事梁沛泓指,地皮只吸引约7间发展商参与竞投,包括地盘中间村屋的业主。对比早前大埔马窝路住宅地的13标及西贡蚝涌住宅地的22标,反应冷淡,即政府叫停一手楼空置税并没有对发展商信心有太大帮助。华坊谘询估计是次地盘可售约5至6亿元,楼面尺价约5,500至6,000元。

今日现场所见地皮录最少7份标书。包括宏安地产(01243.HK)、碧桂园(02007.HK)、信置(00083.HK)、永义国际(01218.HK)及建灏地产等。

该地盘占地约6.7万平方尺,地积比1.5倍,最高可建楼面约10.07万平方尺。地形位置较高,预计落成後可远望白石角一带海景。但地盘形状不规则,地盘靠山部分近三成面积被卖地条款列为非建筑用地,而且地盘中间更建有一幢村屋及一小片空地(由同一投资者持有),发展具挑战性。

他又指,本年度卖地表中亦有与今次第241号地相邻的另一幅住宅地(大埔市地段第234号)将可能出售。如果两地块由同一发展商取得,可带来协同效应。
