第一太平戴维斯:本港第三季豪宅成交量反覆
第一太平戴维斯表示,过去数月的豪宅成交量波动,7月市场气氛畅旺,但由於第三波疫情爆发,加上社会局势升温,市况迅速回复淡静,2,000万元以上的豪宅总成交量於7月急升至282宗,但在8月迅速回落至153宗。但7至8月总成交量435宗,仍稍高於4至5月的419宗。
第三季度港岛及九龙豪宅价格跌幅收窄,分别下跌0.1%及0.5%,当中仅有极少量不良资产易手个案。新界区继续吸引买家,当中区内别墅最受欢迎,价格连续第二个季度回升,季内上升2.6%。
该行香港研究及顾问谘询部主管盛世民指出,第三季香港豪宅市场依然未见明朗,但普通住宅市场气氛好转,投资者对二手市场的兴趣回升,部分原因是由於首期付款所需金额下降。
他表示,假如政府减少津贴,更多企业裁员将进一步推动失业率至新高,市场将在年底面对疫情的全面影响,加上经济前景不明朗及股市波动,预期住宅物业成交量及价格至年底将会起伏不定。
