飆漲12%!綠城中國9月銷售亮眼,股價創下7年新高
綠城中國今日低開高走,截至收盤大漲超12%,報13.86港元,創7年以來新高。全天成交近3億港元,最新總市值345.66億港元。

今日股價大漲的主要驅動因素,是日前綠城中國公佈了9月份銷售業績。在房地產業“金九銀十”期間,綠城中國表現十分活躍。具體數據上,9月綠城集團共取得銷售6321套,面積約73萬平方米,銷售金額約201億元,同比升約69%;今年首9月銷售金額約1139億元,同比增長43.27%。
另外,近日人民幣表現強勁,對於綠城中國來説也是股價接連四天上漲的刺激因素。
除綠城外,9月另有多家房企交出了亮眼的成績單。據統計,百強房企9月實現銷售操盤金額11905.6億元,單月業績同比增長29%。從這一數據可以看出,樓市銷售表現已恢復到疫情前水平。但買家信心仍未完全恢復,銷售去化率僅55%,而疫情前水平為60%至65%。
從宏觀層面看,房企抓住“金九銀十”窗口期加大營銷力度,與外部環境息息相關。“房住不炒”的總基調下,開發商融資成本進一步提高;另外,由於較為依賴線下營銷模式,使得疫情對房地產行業產生較大沖擊。據統計,上半年共有200多家房地產企業破產。
兩方面因素疊加影響下,上半年房企紛紛採用各種促銷策略,總體更加註重庫存去化、降低負債、加快現金迴流。因此可以判斷,下半年,房地產行業銷售升勢將繼續保持。
在中期業績方面,上半年綠城中國營業收入近239億元,同比上升超28%;盈利近21億元,同比上升近2%。另外,毛利率為25.9%,較2019年同期的32%下降了6.1%,主要是因為受限價影響,品牌溢價未能充分體現。

展望下半年,綠城中國主席、行政總裁張亞東表示,公司有信心可百分百完成年初2500億元的銷售金額。並預計如果形勢良好,將會有一定的超額完成。
張亞東的信心並非憑空而來,由於多年在質量和口碑方面的積累,綠城中國擁有強大品牌溢價、在手項目眾多及交付記錄良好等多項優勢,在行業內保持領先地位。
瑞信發佈研報稱,綠城管理使用輕資產模式,現金狀況強勁,截至2020年6月淨現金達12億元人民幣,政府管理項目受週期性影響較少,運營更具防禦能力。該行相信下半年公司利潤將按年增長18%,估計2020至2022財年純利年複合增長率將加快至24%,予目標價3.8港元。首次給予綠城管理(09979)“跑贏大市”評級。
