《大行报告》美银证券料港明年住宅楼价持平 地产股基本面改善 首选新地、新世界及领展

美银证券发表报告,指出随着第三波疫情消褪,看到香港地产业出现复苏的初步迹象。该行认为,在美国大选前与中美紧张局势相关的新闻会对行业带来波动,而会否有新一波疫情爆发仍是未知之数。然而,由於地产股的估值已比资产净值折让56%,已将写字楼及商铺资本价值大幅下跌因素反映在内。该行相信,若美国大选後政局紧张情况纾缓,地产股或会出现反弹。

该行表示,在中期业绩公布後,将地产股2020至2022财年的核心盈利预测调整,以反映最新的入帐时间表,并基於最新的净资产值将地产股目标价调整-4%至+7%。看好新地(00016.HK)及新世界发展(00017.HK),因为它们将有大型住宅项目推出,两者目标价分别为123元及45元;以及喜欢领展(00823.HK),因为本地消费复苏,目标价看74元。对於香港写字楼租赁则维持负面看法,料最快要到明年首季才见底。另外,预期香港今年楼价调整0%至5%,明年则料持平。
