《大行报告》高盛下调大悦城地产(00207.HK)目标价至0.63元 评级「中性」

高盛发表报告指,大悦城地产(00207.HK)上半年核心纯利按年跌75%至1.37亿元人民币,仅占该行及市场原先全年预测分别23%及14%;收入及纯利率同逊预期。管理层透露目前购物中心的整体运营情况,已由6月份的恢复70%,升至目前恢复到疫情前水平的90%,相信在下半年随着更精准市场推广及有效成本节省,租金表现将有所改善。

大悦城计划未来三年内通过重资产和轻资产模式,新增20至30座购物中心,并预计租金年复合增长率可达15%。惟该行提醒,市场竞争加剧,在未有推出实质性改善租金增长或成本控制措施的情况下,其收益率是该行所覆盖的公司中最低,因此予「中性」评级。

高盛并下调2020至2022年每股盈利预测最多约9%,以反映上半年财报表现疲弱,目标价由0.7元下调至0.63元。
