华南城(01668.HK)取得14亿人民币银行融资 获国际机构认可 债务结构进一步优化

近日,华南城控股有限公司就深圳华南城4号交易广场获得一国有大型商业银行同意14亿人民币的物业抵押融资(其中8.3亿为15年期的长期融资),充分挖掘物业价值,继续保持债务结构和融资成本优化的步伐,也反映金融机构对华南城的信用以及资产质素的认可。这是继8月初在海外成功发行2亿美元优先票据,并获得12倍超额认购后,华南城在融资上的又一大突破。

2019年12月,深圳华南城与万达集团就上述物业签订20年经营期合作协议,项目总面积约30.5万平方米,该合作将极大丰富华南城的经营业态,结合华南城的多业态专业市场、综合商业、电子商务、仓储物流和生活配套等,全新一代万达广场的落户将有效聚集商圈人流,带动综合商贸平台的业务流,加快推进华南城园区的升级步伐。

2020年8月27日,穆迪给予华南城 “B2”发行人评级,展望稳定。该评级反映了华南城在中国开发和运营综合物流和贸易中心的经验,良好的盈利能力,不断增长的运营和经常性收入,该评级还考虑了华南城不断增长的非开发收入来源,包括租金、物业管理、物流和仓储服务以及零售业务,其中许多业务是通过与客户签订长期合同获得的。穆迪预计这些经常性收入将有助于缓和房地产开发项目销售带来的现金流波动。8月12日,标普将其对华南城的长期发行人信用评级从“B-”上调至“B”,并将其对公司的高级无担保票据的长期发行评级从“CCC+”上调至“B-”。标普认为,华南城向快速周转业务模式的转型展现出积极的成效,该转变将带来可持续的房地产销售收入和稳定的持续性收入增长,以支持其杠杆率的改善。而"稳定"的展望也反映了标普的观点,即华南城将在未来一到两年内,通过严格的土地收购,合同销售额和持续性收入将继续保持温和增长。

与此同时,汇丰、野村、国泰君安等国际知名金融机构基于华南城稳健的业务增长以及领先的商业模式,也对华南城的债券和股票分别给予“增持”和“买入”的评级。

未来,华南城将会保持与境内外金融机构的紧密合作,持续改善债务结构,降低运营成本,为长期发展打下坚实基础。
