合景泰富(01813.HK)称下半年拿地机会多 未决定分拆物管业务实物分派比例
合景泰富(01813.HK)主席孔健岷在中期业绩网上会议上表示,根据现时国家政策及投资环境,预期内地房地产市场的销售及房价会平均发展。而集团下半年可售货值约1,300亿元人民币(下同),对完成今年全年销售目标1,033亿元有信心。
他指,下半年集团於国内的拿地策略仍会主力於长三角及珠三角地区,并可能加强个别中西部城市如成都等的发展,认为今年下半年及明年上半年市场土地获取的机会多,会评估地块是否适合发展及集团财务情况等作出拿地决定。另外,集团同时会关注香港地块,如有适合亦可能竞投。
分拆物管业务方面,高级顾问徐锦添称集团於6月就分拆合景悠活提交了上市申请,目前正处回答交易所提问的阶段,尚未决定实物分派合景悠活股份予集团股东的比例。
另外,孔健岷提到,酒店业务今年2月至4月受到疫情较大影响,但至6月表现已回复以往的70%至80%,估计下半年出租率会达80%以上。至於写字楼业务,他指已投入营运的写字楼出租率达90%至95%,仅广西南宁国金出租率因投运时间短而需时提升。
