佳兆業集團(01638.HK)上半年核心純利升25.7%至34.61億元 中期息3港仙
格隆匯 8 月 27日丨佳兆業集團(01638.HK)公佈,截至2020年6月30日止6個月,公司收益為人民幣222.97億元,同比增長10.90%;毛利為人民幣75.39億元,同比增長12.40%;公司擁有人應占期內溢利為人民幣27.69億元,公司擁有人應占核心淨溢利為人民幣34.61億元,同比增長25.7%;基本每股盈利為人民幣0.456元,擬派中期股息每股3港仙。
2020年上半年,集團實現累計合約銷售權益金額約人民幣360.32億元,同比增長3.9%。合約銷售中,來自粵港澳大灣區("大灣區")的銷售貢獻達近60%。其中深圳作為集團銷售的重點市場,得益於大灣區規劃、深圳先行示範區及深圳都市圈等政策利好,新房及二手房市場自今年二季度以來,交易持續火熱。
2020年上半年,集團合共獲得23幅地塊,應占計容建築面積約為280萬平方米,土地收購權益代價約人民幣222.08億元,新增項目平均土地成本逾每平方米人民幣7,896元。按收購土地權益建築面積計,大灣區新增土地佔整體新增土地的74%,華中及華西分別佔10%及10%。
截至2020年6月30日,集團於全國48個城市合共擁有195個房地產項目,土地儲備達約2680萬平方米;其中大灣區土地儲備約1400萬平方米,佔集團整體土地儲備的52.2%。而大灣區城市中,深圳及廣州作為集團多年來深耕的重點市場,土地儲備佔比達大灣區市場的41.1%。
舊改方面,作為深耕大灣區舊改市場的龍頭企業,集團仍有面積龐大的舊改項目尚未納入公司土地儲備,這些項目絕大部分位於深圳、廣州等核心大灣區內城市。集團計劃每年通過穩定的轉化,為公司銷售補充優質的貨源。
上半年儘管面臨疫情的影響,集團仍成功轉化包括1個位於香港西環的舊樓改造項目,2個分別位於深圳南山區及羅湖區的項目,及2個分別位於廣州增城區及南沙區項目,這些項目為集團提供總計逾81.1萬平方米的建築面積,整體可銷售資源約人民幣270億元。按2020年上半年新增土地的權益代價來計,通過舊改供應的土地佔集團整體的土地供應的約23.9%。舊改已成為集團於土地資源稀缺的一綫城市獲取項目的重要方式。
截至2020年6月30日,集團現金及銀行存款(包括銀行存款、現金及銀行結餘及受限制現金)達人民幣404.739億元。集團的速動比率(現金及銀行存款/短期借款)維持在1.28倍的良好水平,反映集團的流動性充裕。
