格隆匯 8 月 24日丨越秀地產(00123.HK)公佈中期業績,截至2020年6月30日止6個月,公司營業收入約為人民幣237.1億元,同比上升8.8%;毛利約為人民幣66.4億元,同比上升1.5%;毛利率約為28.0%,同比下降2.0個百分點;權益持有人應占盈利約為人民幣19.9億元,同比上升6.7%;核心淨利潤約為人民幣19.9億元,同比上升8.5%,擬派中期息每股0.057港元。

2020年上半年,集團錄得累計合同銷售金額(連同合營公司項目的合同銷售)約為人民幣375.6億元,同比上升1.8%,完成全年合同銷售目標人民幣802億元的46.8%,期內實現"軌交+物業"合同銷售金額為約人民幣50.5億元;錄得累計合同銷售面積(連同合營公司項目的合同銷售)約為152萬平方米,同比下降7.4%,均價約為每平方米人民幣24,700元,同比上升9.8%。

按地區分,2020年上半年的合同銷售金額中,大灣區約佔59.6%,華東地區約佔27.2%,華中地區約佔6.9%,北方地區約佔5.3%,西部地區約佔1.0%。

期內,公司分別於廣州、杭州和蘇州新增5幅土地,總建築面積約為110萬平方米。截至6月30日,總土地儲備達到約2,363萬平方米,其中1,273萬平方米位於大灣區,佔比約為53.9%。

下半年,集團將以"優化結構提效益,經營驅動促發展"為工作主題,把握市場出現的復甦機會,全力以赴完成本集團制定的年度銷售及各項經營目標。在銷售方面,把握下半年市場持續回暖的有利時機,堅持"一城一策"制定銷售策略,保供貨、保銷售和保回款,加快軌交項目的銷售,確保全年銷售目標和現金回款目標的達成;在經營方面,加快項目開發速度,提升資產週轉率,確保竣工項目按計劃交付結轉,持續提升盈利能力。
