格隆匯7月28日丨大酒店(00045.HK)公告,公司預計截至2020年6月30日止6個月將錄得股東應占虧損及基本虧損(不包括集團投資物業的重新估值變動淨額、減值撥備以及其他非營業項目的影響),而去年同期則錄得股東應占盈利2.54億港元及基本盈利1.48億港元。

集團2020年上半年業績欠佳,主要是由於新型冠狀病毒爆發,導致全球多國發出旅遊警示及取消航班安排。根據集團獨立估值師所作初步重估,預計集團投資物業於2020年6月30日的評估價值將減少約3.65億港元,而去年同期則增加1.02億港元。重估赤字主要源自香港、北京及紐約的半島商場以及香港的山頂凌霄閣。

該等投資物業評估價值的減少,主要由於新型冠狀病毒對高端零售市場構成負面影響,以及訪港旅客人數大幅減少,導致山頂凌霄閣摩天台428的門票收入明顯下降。

鑑於新型冠狀病毒疫情及充滿挑戰的市場前景帶來持續不明朗因素,集團聘請獨立估值師協助評估本集團非投資物業(包括髮展中項目)於2020年6月30日是否出現減值。根據估值師編制的初步審查結果,預期馬尼拉半島酒店及伊斯坦堡半島酒店的減值撥備分別約為9300萬港元及2.36億港元(即集團應占的50%減值撥備),將載入集團截至2020年6月30日止6個月的綜合財務報告。

馬尼拉半島酒店的土地租約將於2026年屆滿。該酒店的估值下降,主要基於餘下租期相對較短,以及新型冠狀病毒疫情引致的嚴重經濟下滑。至於伊斯坦堡半島酒店,固定年期租約自2014年2月起計為期30年。由於施工工地出現不可預見的延誤,加上新型冠狀病毒爆發,導致施工工地暫時關閉,令酒店發展工程中斷。除酒店預期延至2022年開業外,區內地緣政治緊張局勢持續及當地貨幣大幅貶值,導致經濟環境欠缺明朗,伊斯坦堡半島酒店的未來經營表現可能亦會受到影響。考慮到前景尚未明朗,估值師認為調低伊斯坦堡半島酒店的估值4.72億港元(集團應占50%),佔酒店完工時的成本約20%,是適當的做法。
