美联布少明:「帝御-金湾」开价相对审慎 势成市场焦点及新指标
屯门青山湾全新盘「帝御-金湾」今日(22日)推出项目首张价单,首批单位共123伙,入场费由291万元起。美联物业住宅部行政总裁布少明表示,折实平均尺价约13,587元,开价相对审慎,是次项目以低市价逾一成推出,势成市场焦点及新指标,预料吸引用家及投资客入市,项目极具加价加推空间。
他又相信,首批单位销情理想,并有加推加价空间。预计项目落成後,尺租可达逾38元水平,回报率超过3厘。
