中金:物管公司配股令股價回調 保利物業(6049.HK)短期受壓
中金公司發表研究報告指出,多家物業管理公司配股引發同類公司股價短期回調,估計保利物業(6049.HK)和中海物業(2669.HK)短期股價壓力相對較大,而中長期首推股份為永升生活服務(1995.HK)和碧桂園服務(6098.HK),其次推薦雅生活服務(3319.HK)、保利物業和中海物業。
報告指出,物業管理板塊今年以來升幅可觀,估值處高位,短期仍存在回調壓力。中金估計,漲幅高、估值抬升快、中期業績預期相對較弱的公司,將面臨回調壓力,而近期未配股或融資的保利物業、中海物業、雅生活等由於配股存在技術障礙,短期配股可能性較低。
中金下半年維持看多板塊,認為大型物業企業的確定性高速增長有望持續,大部分已上市公司中報盈利增長的穩健兑現和潛在的多家優質新股上市,也會帶來股價催化劑。
