內房股繼續反彈 綠城中國及連日回購恆大漲4.5%及4%
據報全國政協常委兼社科院院長謝伏瞻日前提出建議完善房地產調控政策,對單套改善型住房交易實行支持政策,調整普通住宅和非普通住宅認定標準,放寬認房又認貸限制條件,減免有關稅費。內房股今天繼續反彈,中國恆大(03333.HK)繼昨天考驗20天線(15.08元)獲承接倒升逾半成後,今天股價重越10天及百天線(16.03元及16.5元),最高見17.06元,現造16.8元,續漲4%,成交2,064萬股,涉資3.46億元。恆大繼上周五(22日)斥約1.24億元回購802.4萬股後,昨天(25日)再斥1.92億元回購1,208.1萬股。
其他內房股以綠城中國(03900.HK)表現最好,股價曾一舉升破牛熊線、50天、10天及20天線(7.62-7.95元),最高見8.03元,現造7.93元,續彈4.5%。獲摩通看38.5元的萬科(02202.HK)重越10天及20天線(24.9元),最高見25.2元,現造25.1元,續彈2%;融創中國(01918.HK)高見32.6元,現造32.4元,續彈1.9%。獲瑞信看好的世茂房地產(00813.HK)曾升破上周四所創上市高位33.75元,最高見33.9元,現造33.5元,續升近1.7%。
三大藍籌內房以潤地(01109.HK)最強,股價重越10天線,最高見30.4元,接近20天線(30.55元),現造30.35元,續升3.6%;中國海外(00688.HK)及碧桂園(02007.HK)也續彈逾2%,分別高見24.75元及9.62元,前者股價重越10天線(24.65元)。
瑞信昨天指,目前內地樓市正處於與2018年10月至2019年7月周期相近時期,包括有寬鬆政策支持、具穩定性樓市政策,而內房股的資產淨值折讓亦接近過去三個下行周期低位,相信已大致反映不利宏觀影響和樓房措施放寬預期減低。該行新增旭輝(00884.HK)和中海宏洋(00081.HK)為首選股,大型發展商看好中國海外和潤地,中小型發展商看好世茂房地產、旭輝及中海宏洋。
